Welcome to Vacation Wimberley. These Terms & Conditions (“Terms”) govern reservations, website use, and stays at properties managed by Vacation Wimberley, LLC (“Vacation Wimberley,” “Company,” “we,” “our,” or “us”).
By booking a stay, using our website, or communicating with us, you agree to these Terms.
We strive to create thoughtful, memorable guest experiences rooted in hospitality, comfort, and respect for the natural beauty of Wimberley. We ask our guests to do the same during their stay.
1. Reservation Requirements
The primary Guest making the reservation must meet the minimum booking age requirement for the selected property.
Properties accommodating 4 or more guests require the booking Guest to be at least 25 years old unless otherwise approved in writing.
Select two-guest properties may be booked by Guests age 21 or older unless otherwise approved in writing.
The booking Guest must remain on the property for the duration of the reservation unless otherwise approved in writing.
The booking Guest must provide accurate contact and payment information.
We reserve the right to decline or cancel reservations that violate these Terms.
2. Payments & Deposits
Payment schedules, deposits, and cancellation terms may vary depending on:
Property
Booking platform
Season
Promotional offers
By submitting payment, guests authorize Vacation Wimberley and its payment processors to charge applicable reservation fees, taxes, and approved charges related to the stay.
Applicable taxes and fees will be disclosed during booking.
3. Cancellation Policy
Cancellation policies are displayed at the time of booking and may differ by property or platform.
Guests are encouraged to review cancellation terms carefully before confirming a reservation.
We strongly recommend purchasing travel insurance for unexpected changes, weather events, illness, or travel interruptions.
4. Check-In & Check-Out
Unless otherwise stated:
Check-in begins at 4:00 PM
Check-out is by 11:00 AM
Early check-in or late check-out may be available upon request but cannot be guaranteed.
Unauthorized late departures may result in additional fees.
5. Occupancy & Registered Guests
Only registered guests included in the reservation may stay overnight at the property unless prior approval is granted.
Maximum occupancy limits must be respected at all times for safety, insurance, and septic system considerations.
Unauthorized parties or events are prohibited unless expressly approved in writing.
6. Respect for Neighbors & Quiet Hours
Vacation Wimberley properties are designed for rest, connection, and enjoyment of the Hill Country environment.
Guests agree to:
Respect neighboring properties
Follow local noise ordinances
Observe quiet hours between 9:00 PM and 8:00 AM
Avoid disruptive behavior
Excessive noise, disturbances, or unsafe conduct may result in immediate termination of the reservation without refund.
7. Property Use & Care
Guests agree to treat the property, furnishings, and amenities with care and respect.
Guests may be financially responsible for:
Missing items
Excessive cleaning
Damage beyond normal wear and tear
Smoking remediation
Policy violations
Please notify us promptly if something is damaged or not functioning properly during your stay so we can help address it.
8. Smoking & Illegal Activity
Smoking or vaping inside any Vacation Wimberley property is prohibited unless explicitly stated otherwise.
Illegal activity of any kind is strictly prohibited and may result in:
Immediate eviction
Involvement of law enforcement
Additional fees or damages
9. Pets
Select properties may allow dogs or other approved pets. Pets must be included in the reservation and the appropriate pet fee paid.
Guests bringing pets agree to:
Follow all posted pet rules
Clean up after pets
Prevent excessive barking or damage
Keep pets off furniture where requested
Keep pets on leash when outside of fenced areas
Unauthorized pets may result in additional cleaning fees or cancellation of the reservation.
10. Outdoor Amenities & Assumption of Risk
Vacation Wimberley properties may include amenities such as:
Hot tubs
Fire pits
Outdoor showers
Hammocks
Natural terrain
Wildlife areas
Use of these amenities is at the guest’s own risk.
Guests acknowledge that Hill Country properties may contain:
Uneven terrain
Wildlife
Insects
Native plants
Slippery surfaces
Changing weather conditions
Guests accept responsibility for supervising children and using all amenities safely.
11. Smart Devices & Property Technology
Some properties may use smart technology such as:
Smart thermostats
Wi-Fi-enabled systems
Exterior safety devices
One property, Bohemian, includes a wildlife observation camera located at the bird blind for nature viewing purposes only.
No recording devices are placed inside private guest living spaces or sleeping areas.
12. Maintenance & Emergencies
We make every effort to maintain all properties and amenities in excellent condition. However, occasional equipment failures, weather-related interruptions, utility outages, or maintenance issues may occur.
Vacation Wimberley cannot guarantee against temporary interruptions involving:
Internet service
Utilities
Appliances
Hot tubs
HVAC systems
Weather conditions
Wildlife encounters
We will make reasonable efforts to address issues as quickly as possible.
13. Limitation of Liability
To the fullest extent permitted by law, Vacation Wimberley, LLC and its owners, employees, contractors, and affiliates shall not be liable for:
Injury
Loss
Theft
Damage
Delays
Travel interruptions
Accidents
Acts of nature
Guest misuse of the property
Guests assume responsibility for their own safety and the safety of members of their party during their stay.
14. Indemnification
Guests agree to indemnify and hold harmless Vacation Wimberley, LLC from claims, damages, liabilities, costs, or expenses arising from:
Guest actions
Violations of these Terms
Damage caused during the stay
Injury caused by guest negligence

All content on this website, including:
Photography
Branding
Logos
Written content
Design elements
is owned by or licensed to Vacation Wimberley and may not be copied, reproduced, or distributed without written permission.
16. Privacy
Use of our website and services is also governed by our Privacy Policy.

17. Governing Law
These Terms shall be governed by and interpreted under the laws of the State of Texas.
Any disputes arising from these Terms or guest stays shall be handled in the appropriate courts located in Texas.
18. Changes to These Terms
Vacation Wimberley may update these Terms periodically. Updated versions will be posted on this page with a revised effective date.
Continued use of our website or services constitutes acceptance of any updated Terms.
